  • Villas on 24th is a 30-story premier off-campus student housing community in the heart of the West Campus neighborhood adjacent to The University of Texas at Austin. Opening in Fall 2025, the project was the first in-market to hit 100% pre-leased and was successfully sold prior to move-ins— a testament to its innovative design, strategic market positioning, and exceptional execution.

    Villas on 24th aims to redefine urban student living and accommodates 670 beds across 199 units with bed-to-bath parity. The project came to fruition through years of working with local businesses, neighborhood groups, and ensuring the relocation and preservation of a landmark bar and restaurant.

    The tower’s key architectural and programming features make it a competitive project that maximizes efficiency and construction cost without compromising innovative design:
    • The program includes two levels of below-grade parking, three levels of above-grade parking, and 25 levels of residential apartments
    • The 300-foot tower was built on just over 1/3 acre in a dense neighborhood with growing university enrollment
    • The small footprint allowed for intimate, upscale floorplates with greater than 90% efficiency, achieved through an intertwined stair and thoughtful architectural planning that minimized circulation while maximizing livable area.
    • The building’s exterior utilizes a distinctive prefabricated panel system, reducing budget and construction schedule while providing a higher quality exterior cladding system. By utilizing a two-panel design with mirrored geometry, a dynamic movement, texture, and dramatic shadow play is introduced across the tower’s façade.

    This angular architectural language extends throughout the parking garage panels, where geometric forms push and pull above the transparent ground-floor lobby, creating visual interest and announcing the building’s presence in the streetscape.

    Villas on 24th creates a vertical community with amenities designed to support the academic, social, and wellness needs of modern students:
    • Private meeting rooms, study spaces, and printing services
    • Indoor/outdoor rooftop fitness center
    • Rooftop resort-style pool deck that features grills, lounge seating, and adaptable space for gatherings
    • Hot tub and saunas
    • A full-length rooftop basketball court with sweeping downtown and campus views

    Units accommodate various price points in the market across a diverse unit mix of studios to six-bedroom suites featuring a robust furniture package, custom millwork, stone countertops, and an in-unit washer and dryer.
